Real estate development company Homa Group has received approval to redevelop a group of buildings located at the intersection of Fabijoniškių and Ateities streets in Vilnius.
The 11,000 sq. m development, named Jaunatis, will transform the existing complex while preserving and modernising its current retail and sports functions. The renewed development will also introduce 116 new apartments, a landscaped inner courtyard and an underground parking facility, according to a Homa Group press release.
The approved redevelopment covers the existing buildings at Fabijoniškių St. 97A and Fabijoniškių St. 99, located on the same site. For local residents, the area is best known for its shopping centre, sports club and other small businesses operating within the complex.
The project will introduce comprehensive changes by effectively connecting the existing buildings into a single, accessible multifunctional complex. The renewed development will feature a modern commercial area, primarily located within a ground-level gallery, housing retail spaces, cafés, restaurants, and various service providers.
Meanwhile, the eastern part of the site, facing the forest, will be transformed into a residential area with 116 apartments ranging from one to four rooms and measuring between 24 and 74 sq. m. For residents’ comfort, the project includes a private courtyard terrace separated from external traffic flows, featuring a children’s playground and a quiet relaxation area. The development will also provide 70 underground parking spaces, with additional storage units available for purchase.
Visitors to the commercial spaces will continue to have access to extensive public parking facilities located directly outside the project area.
Following the redevelopment, the existing public access route through the site will be preserved, extending the inner pedestrian alley characteristic of the older Fabijoniškės neighbourhood. This connection will allow local residents to conveniently reach public transport stops and businesses located within the development. Once completed, the route will continue to function through an open retail gallery with leisure areas, remaining accessible to pedestrians 24 hours a day.
The Jaunatis project will include 20% three-bedroom apartments, with sizes starting from 52 sq. m, and 80% one- and two-bedroom apartments ranging from 24 sq. m. The development will also feature one four-bedroom apartment. Construction is scheduled to begin in June, with completion planned for the third quarter of 2027. Homa Group will invest approximately €17 million in the transformation of the site.
