Located near the forest-lined shores of Buivydiškės ponds, between Justiniškės and Pilaitė, the low-rise residential quarter NIRO offers what Vilnius residents value most according to recent surveys. The project allows residents to enjoy both nature and city convenience without compromise – a demand reflected in its strong market response, with more than 40% of apartments already sold or reserved within the first months of sales.
Finding a new home in Vilnius often requires compromises. Those looking to live in the city centre usually have to accept limited access to greenery, heavier traffic and higher prices. Meanwhile, areas offering more nature and space are often perceived as being further away from major business hubs and urban activities.
However, living outside the city centre has become increasingly convenient when it comes to everyday services such as schools, kindergartens, sports clubs and dining options. Vilnius’ urban strategy follows the principles of the “15-minute city”, encouraging a greater variety of functions and services across different neighbourhoods.
Even so, people searching for a new home still face many trade-offs: more affordable housing may come with higher population density, longer commutes, “economy-class” solutions or the paradox that moving further from the centre does not necessarily mean gaining more forests, parks or water nearby.
These challenges, together with the findings of a survey of more than 300 Vilnius home seekers conducted last year, became the starting point for Homa’s development of the NIRO low-rise residential quarter on Mozūriškių Street.
Located within Justiniškės district but closely connected with Buivydiškės ponds, Vilnius Outlet and the Western Bypass, NIRO responds to what residents are increasingly looking for today: nature, space, durability, comfort and safety. All this is achieved without compromising on either accessibility or affordability.
What Awaits NIRO Residents
Developed in two phases at Mozūriškių St. 6 and 8, NIRO is being built in a recently developed part of Justiniškės, surrounded by wooded ponds and the city bypass. However, in this case, the bypass does not mean noise or inconvenience – thanks to the natural terrain, it is completely hidden from view and sound, while remaining accessible within just a minute or two when residents need to reach different parts of Vilnius quickly and conveniently.
Although NIRO celebrates its natural surroundings and convenient distance from the city centre, the project reveals its full character from within. Future residents will be welcomed by durable clinker façades visible from afar, while those who value natural light will appreciate the larger, in some cases full-height, windows.
Entering the private, landscaped inner courtyard, residents will find spaces designed for community and everyday enjoyment: playgrounds for children of different ages, active leisure areas with fitness equipment, and spaces for socialising, relaxing and spending time outdoors. All of this is located above a spacious underground parking facility, which will also include storage units and bicycle parking.
But the experience continues inside the NIRO apartments. The word “continue” is intentional – because all three- to four-storey buildings in the project will feature lifts, a feature not always found in low-rise developments. Across two phases, NIRO will include nine apartment buildings of different scales, offering a wide variety of layouts and sizes.
NIRO residents will be able to choose from one- to four-room apartments designed to meet different lifestyles and needs. Shortly after sales launched, all one- and four-room apartments were reserved or sold, with additional opportunities expected in the project’s second phase.
Two- and three-room apartments are also attracting strong interest. Nearly half of the two-room apartments, ranging from 42 to 53 sq. m and featuring highly functional layouts, have already been sold or reserved. Families are showing strong interest in three-room apartments, which range from 54 to 71 sq. m. A quarter of the more than 30 apartments of this type in the first phase have already been sold.
For those looking for something more distinctive, NIRO will also offer apartments with rooftop terraces. In the first phase, selected apartments will provide the opportunity to create two-level homes with impressive 5.35 m ceiling heights.
The immediate sales of all one- and one-and-a-half-room apartments demonstrate the project’s appeal among investors and first-time buyers. At the same time, the variety of apartment types reflects a modern urban principle: diverse communities are created when people with different lifestyles and backgrounds share the same environment.
Regardless of the chosen layout, NIRO apartments will feature larger windows designed to bring more natural light indoors and carefully planned, functional spaces. All ground-floor apartments will include private terraces of up to 1.5 times the apartment area, while residents of upper floors will enjoy spacious balconies. The quarter will also include commercial spaces where businesses can provide services tailored to residents’ everyday needs.
Homa plans to begin sales and construction of the second NIRO phase later this year, giving future residents an even wider range of options.
Rising Above Everyday Routine
According to Eglė Krengauskė, Head of Marketing at Homa, the name NIRO was chosen as a subtle reference to the nearby water landscape. The project’s slogan, “Rise Above Everyday Routine”, reflects the idea of choosing more than just a home.
